Centered around the nation’s largest university and Austin’s most beloved institution, real estate in the UT area is highly sought after and the architecture diverse. With living quarters ranging from one-bedroom apartment to 1950’s ranch style homes and colonial-style mansions, the many small neighborhoods that make up the UT area are home to nearly 25,000 residents. In addition, with every amenity one could think of within a five mile radius, this popular Austin community truly has something for everyone.
With 38th Street forming the northern border, IH-35 forming the eastern, W. MLK Jr. Blvd forming the southern, and N. Lamar Blvd. forming the western, available living spaces in the UT area are few and far between. Due to this high demand, the limited single family houses are expensive averaging about 2,271 sq. feet and $210/ sq foot. In comparison, the average UT condo is about 1,557 sq. feet and costs about $90/ sq. foot. Even at these prices, however, living spaces do not usually stay on the market for longer than two months.
Young families, graduate students, and university professors are but only a few of the different residents that are attracted the UT area’s ideal location in north-central Austin. When not studying or working, everyone can enjoy the open air in nearby Pease and Wooten parks. In addition, a host of retail stores, small restaurants, bars, and small music venues are only walking distance away. Common to all Austin communities, residents of the UT area place a strong emphasis on family values. As such, the local PTA is very active and the local public schools are parent-oriented. As a member of the A.I.S.D., children attend either Bryker Woods or Lee Elementary, O. Henry or Kealing Middle School and Austin or McCallum High.
