Developed during the 1970’s and 80’s, Cat Mountain is one of Austin newer and flourishing communities.  Home to over 26,000 residents, the communities has undergone a great deal of residential and commercial development in the past decade to accommodate for the sizeable influx of new residents.  With its ideal location, peaceful atmosphere, and countless nearby amenities it is no mystery why this lakeside community is so attractive.

Map of Cat Mountain neighborhood

Sitting west of downtown Austin in the rustic Texas hill country, Cat Mountain is bordered by Cat Mountain Drive on the north, FM 2222 on the south, Mesa Drive on the east, and Westslope Drive/Twin Valley Drive on the west.  As a result of the elevated location, many owners are treated to spectacular views of the Colorado River from the comfort of their own living room.  Varying in size from 1,500 to 5,000 sq. feet, houses start around the mid $200’s and have sold for over $1,000,000.  The median house price as of the end of 2006 was $450,000.

Residents of Cat Mountain, mostly upper-middle class families and single professionals, are only a quick ten minute drive from downtown Austin and take advantage of several nearby amenities as well.  Boat lovers are only a five minute drive from the nearest boat ramp, while others can enjoy countless retail stores at the nearby Arboretum Shopping Mall.  In addition, homeowners pay $/42 month to the Cat Mountain Home Owners Association in return for unlimited access to the local clubhouse, tennis courts and swimming pools.

Families in Cat Mountain not only benefit from the additional privacy, but also from the quality education, both public and private, their children can receive. As part of the A.I.S.D., young students attend either Highland Park or Doss Elementary Schools, Lamar or Murchison Middle Schools, and Anderson or McCallum High Schools. Private education is also available at St. Theresa's Catholic School where students can attend a religiously affiliated institution from pre-kindergarten through junior high.
